Lace Houses

As first Slovenian architects to design in Kitzbühel, we hope to leave a positive impression. We present our biggest project to date in the before mentioned area of the Austrian Alps, showing its luxury above the surface as well as the underground intimate area, where a swimming pool with spa and fitness facilities for each house is located. The lowest floor, which is accessible from the road, a spacious garage with additional storage rooms and technical spaces are designed.

The site has a very attractive location - the inclination, which offers views of the surrounding mountains from which the dominant one is the most famous Hahnenkamm, the ski venue for the annual world competitions. From the striking qualities of the site comes the idea for the lace design of the three residential buildings; facades are dynamic and open in the direction of the most beautiful views of the surroundings while the closed less glazed sides protect the interiors from neighboring views. For the same reason the living areas are located in the spacious upper floor, while the sleeping areas are located in the lower floor. Houses despite the modern interpretation of Austrian alpine architecture preserve the traditional shape and ratios of the surrounding buildings, also traditional natural materials are used such as wood and stone, but in a unique modern way.

The complex of residential buildings and added wellness program is designed for demanding users who want comfort, functionality and modern stay during the winter vacation. The program is arranged in five floors and covers more than 1,900 square meters. Despite its size the entire complex displays itself from the outside as a light and thoughtfully arranged structure on the terrain's slope. The terrain is rugged and designed with the help of a triangular shapes, which sin places reveal the interior of the building's underground area.
